West Carclaze Garden Village is a new community in Cornwall designed for modern living. It brings together, people, place and planet. Our homes do really good things. They’re beautifully designed and all planned around sustainability, wellbeing, and belonging.
It’s not just about houses. It’s about building a place that feels good to live in, now and for the long term.
West Carclaze offers a mix of thoughtfully designed homes. Homes built for first timer buyers just joining the property ladder to family houses and homes suited to downsizers.
Every home is designed to be light, practical and comfortable, with layouts that work for real life, not just floorplans.
Yes! And then some. This is our absolute passion. We are building homes at give back to you and to the planet.
All homes at West Carclaze are all-electric, EPC A-rated and designed to be carbon-positive in operation. That means they generate more energy than they use.
In practical terms, that means –
- Lower energy bills
- Less exposure to rising energy costs
- A home that pulls its weight, quietly and efficiently
We have smart phones. Smart cars. Now, it’s time for smart homes. That’s where we come in.
We’re proud partners with Samsung and every home is equipped with Samsung smart home and climate technology, designed to work in the background and make life simpler.
This includes:
- Air-source heat pumps
- Intelligent energy controls
- Energy-efficient appliances
- An electric vehicle (EV) charging point
- Smart systems that optimise how and when your home uses power
It’s technology with purpose. There to help, not to complicate.
And it doesn’t stop there.
Our homes are fitted with significantly more solar panels than most new build homes in the UK and we’re still delivering every property at market value. That means you’re not paying a premium for smarter living.
Each home also includes a battery inverter system, allowing you to store the energy your solar panels generate during the day and use it when you need it most. If you produce more than you use, you can export it back to the grid.
In many cases, homeowners generate surplus energy turning sunlight into savings.
This is your home, taking care of you.
Thanks to the way the homes are designed and powered, homeowners could be up to £4,000 a year better off compared to a typical UK household.
Good for your wallet. Great for your world. How would you spend your extra income? A holiday? Pay the mortgage off early? Or maybe it will just make day-to-day life that little easier.
Very much so.
The village is planned with families in mind, safe streets, green spaces, walkable routes and room for children (and adults) to roam.
There’s even a brand new primary school and nursery at the very heart of the village.
It’s designed to support everyday life, not fight against it.
We’re on a mission to rewind the clock and create a village just like they used to be because we believe in the old saying “it takes a village”. Our village plans include – being developed as a true garden village, with plans that include:
- Picnic spots and parks where you can simply just be
- Allotments, gardens and orchards
- A hammock park
- Pubs, restaurants and cafés
- Space for local services and everyday needs
The aim is simple: less commuting, more living.

Depending on the stage of construction, you may be able to:
- Choose your kitchen finishes, worktops and handles

Because the best homes aren’t just built well.
They’re built to belong to you.
An air-source heat pump is a modern, all-electric way to heat your home and hot water.
Instead of burning gas or oil, it takes warmth from the air outside (even in winter) and converts it into heat for your underfloor heating and hot water system.
Think of it as working a bit like a fridge, but in reverse.
It captures heat from the air, concentrates it, and transfers it into your home.
Because it runs on electricity it’s:
- More energy efficient
- Lower carbon
- Designed to reduce your running costs
- Future-ready as the UK moves away from fossil fuels
It’s smart technology doing a simple job keeping your home warm, reliably and efficiently. It gives you a more ambient temperature throughout the house. You leave it on all year round, it never switches off, it just works quietly in the background. Our Samsung Air Source Heat pumps are the very best on the market. They’re quiet, efficient and they look good.
Samsung SmartThings is the intelligent system that helps your home run more efficiently – without you having to think about it.
Using an app, it connects key systems in your home, from heating and hot water to appliances and energy use and allows them to work together in the most efficient way possible.
Through a simple app, you can:
- Monitor and manage your energy use
- Control heating and hot water remotely
- Optimise when your home uses power
- Keep track of your appliances
- Create routines for when you’re coming up or waking up – the lights will be on and the oven warming up or your curtains will drawback and the lights will be on
- You can even switch on your oven, washing machine and tumble dryer whilst you’re at work
But the real benefit isn’t the app.
It’s the ease. We call this life uninterrupted.
Your home learns patterns, reduces waste and helps lower energy bills.
Most homes aim to be “carbon neutral” meaning they don’t add extra carbon emissions overall.
Our carbon-positive home goes one step further. It generates more clean energy than it uses.
At West Carclaze, homes are designed with:
- Solar panels
- Battery storage
- All-electric systems
- Highly efficient insulation and build standards
This means many homes produce surplus renewable energy which can be stored, used later, or exported back to the grid.
In simple terms, your home doesn’t just reduce its impact.
It gives something back.
Better for the planet.
Better for your bills.
Built for the future.
Located within the village itself is Sky Primary School and Eden Project Nursery, offering early years provision and primary education just a short walk from home. Designed as part of the wider Garden Village vision, the school gives families the opportunity to enjoy a simpler, more connected daily routine, less commuting, more time together.
Beyond Sky Primary, West Carclaze is well positioned for a range of local schools in the surrounding area, including:
-
Nearby primary schools in St Austell and neighbouring communities
-
Secondary schools within easy reach by car or public transport
-
Further education options in the wider Cornwall area such as Cornwall or Truro College
This balance of village schooling and wider choice means families can find the right fit at every stage.
West Carclaze isn’t designed for short-term thinking. It’s built for the long term.
Every home is future-ready, all-electric, energy efficient, and EPC A-rated, helping protect homeowners from rising energy costs and changing environmental standards. As the UK moves away from fossil fuels, homes built around renewable energy and smart systems are positioned to hold their value.
But long-term value isn’t just about technology.
It’s about place.
With Sky Primary and Nursery at the heart of the village, green spaces woven throughout, and community infrastructure planned from the outset, West Carclaze is being built as a complete neighbourhood not just a collection of houses.
Homes that are cheaper to run.
Communities designed to last.
A place people want to stay.
That’s what real value looks like.
